About Our Community

We have 12 spacious pads available for residents who wish to bring their own Tiny Home on Wheels (THOW). Each resident is responsible for providing a THOW that aligns with our community guidelines, which help ensure a safe and harmonious environment for all. While our focus is on owner-occupied homes, we’re also planning to offer two to four THOWs for short-term rental in the future, for those who want to experience tiny living before making it their lifestyle.

No, Serenity Communities are not currently open. We are in the development phase and actively working with the city to complete the necessary guidelines for zoning approval. Our goal is to receive full zoning approval by July 2025. While we’re not open just yet, we’re hopeful and excited about what’s ahead—which is why we created this website to provide additional information  with you in mind, as a future resident of this thoughtfully planned community.

Serenity Communities isn’t just a tiny home neighborhood—it’s a lifestyle rooted in peace, safety, and connection. With gated entry, monitored security, a community gazebo, walking trail, and dog park, Serenity offers more than minimalism. It’s a place where you can live simply while feeling truly secure and at home.

A tiny home pad is a designated space/lot of land within Serenity Communities where residents place their Tiny Home on Wheels (THOW). Each pad provides space for your home, parking, and a small outdoor area that you can personalize within community guidelines. Pads are thoughtfully spaced to give residents a sense of privacy while still fostering connection within the community. Utilities such as water, sewer, and electricity are available at each pad for convenient hookup.

Tiny Home Requirements

At Serenity Communities, we welcome tiny homes on wheels as long as they are 400 square feet or less and have a minimum ceiling height of 6 feet 8 inches to ensure comfort and livability. To maintain safety and mobility, all homes must follow Arkansas state transportation regulations for towing. This includes a maximum height of 13.5 feet, a maximum width of 8.5 feet, and a maximum length of 40 feet (excluding the towing vehicle). These requirements ensure that each home is road-legal and can be transported safely into the community while preserving a consistent and beautiful neighborhood atmosphere.

Yes, at Serenity Communities, all residents are required to bring their own Tiny Home on Wheels (THOW). We do not provide or lease tiny homes for long-term stays. To maintain quality and safety across the community, each home must comply with Recreation Vehicle Industry Association (RVIA) codes. This ensures that every THOW meets recognized standards for construction, safety, and mobility.

Yes, Serenity Communities has specific style guidelines to maintain the peaceful, unified appearance of our neighborhood. While we welcome creativity, all Tiny Homes on Wheels (THOWs) must be clean, well-maintained, and designed to align with the natural, serene feel of the community. The exterior of each home must be a solid color of white, grey, black, or brown wood—or a tasteful combination of these colors. Bright, neon, or overly bold designs are not permitted, as we aim to create a cohesive and calming atmosphere. Our goal is to create a serene, attractive neighborhood where every home reflects care, safety, and pride of ownership.

Additionally, all homes must meet RVIA standards and comply with Arkansas towing regulations for size and structure.

Costs & Leasing

Monthly Pad Rental

  • The average monthly pad rental is $616, which grants you access to your private lot along with community amenities such as the gazebo, walking trail, and dog park.

Utilities

  • Residents are responsible for their own utilities, including electricity, water, and internet. Utility costs can vary based on usage and service providers. This structure allows you to manage your living expenses effectively while enjoying the benefits of a secure, well-maintained environment.

If your tiny home is on wheels and registered as a recreational vehicle (RV), it is typically considered personal property. In this case, you would pay personal property taxes, which are generally lower than real property taxes. The exact amount can vary based on the assessed value of the home and local tax rates. At Serenity Communities, we recommend that residents verify their home’s classification and associated tax responsibilities with the appropriate local agencies to ensure compliance and avoid any unexpected liabilities.

The minimum lease term is one year at Serenity Communities. This one-year commitment provides stability not only for you but for your neighbors as well—helping to build a stronger, more connected community where relationships can grow, and pride of ownership is encouraged.

Longer lease terms also help maintain consistency in the neighborhood and ensure that the homes and shared spaces are cared for with long-term respect. In a tiny home community like ours, that kind of stability fosters a true sense of belonging and peace.

Yes, all residents are required to have insurance for their Tiny Home on Wheels (THOW) at Serenity Communities.

This requirement protects not only your personal investment but also contributes to the safety and peace of mind of everyone in the community. Having insurance ensures you’re covered in the event of unexpected damage, accidents, or loss, and it supports a responsible, secure living environment for all residents.

Utilities & Amenities

Serenity Communities offers a peaceful and well-maintained environment with amenities that include a gated entrance, monitored security services, a walking trail, a gazebo, and a dog park—all designed to support relaxation, safety, and a strong sense of community.

Residents are responsible for their own electricity and water services. This allows each resident to manage their personal usage.

Internet service is not included in the pad rental. Residents are welcome to choose and set up their own internet service based on provider availability in the area.

Living at Serenity

Yes, residents are encouraged to take pride in their outdoor space while keeping with community guidelines. Small gardens, potted plants, and tasteful décor are welcome, as long as they don’t interfere with neighboring lots or community aesthetics.

Pets are welcome at Serenity Communities, and we even have a dedicated dog park for them to enjoy. Dogs must be under 50 pounds and of a non-aggressive breed. We kindly ask that all pets be well-behaved, leashed when outside, and that owners clean up after them to keep the space pleasant and safe for everyone.

Living in a tiny home community like Serenity means you’re closer to your neighbors than in a traditional neighborhood, but our thoughtful layout, spacious pad designs, and community standards help promote peace and privacy. Residents are encouraged to be mindful of noise, especially in the evenings, to maintain a quiet and respectful atmosphere for all.

Serenity Communities is an adult-only living community, which means that children are not permitted as residents. This policy helps maintain a quiet, peaceful environment tailored to adults seeking a tranquil living space. It also ensures that our community is designed with the needs of adult residents in mind, offering a more serene atmosphere where neighbors can enjoy privacy and relaxation.
