At Serenity at Colonel Glenn, we value peaceful living, mutual respect, and strong community bonds. Our policies are thoughtfully created to support a calm, safe, and welcoming environment where everyone can thrive.

Tiny Home Requirements

All homes must meet local zoning and safety regulations. Tiny homes must be on wheels (THOWs) and be well-maintained in appearance and function. We encourage creative designs—just keep them clean, safe, and neighbor-friendly.

Application & Move-In Requirements

All applicants must complete and submit a community application, pass a background and security check, and receive approval from management. To secure your space, a security deposit and first month’s lot rent are due at the time of lease signing.

Rental Payments

Lot rent is due on the 1st of each month. A late fee of $25 per day will be applied to any unpaid balance starting on the 2nd of the month. Timely payments help keep our community running smoothly for everyone.

No Subletting or Short-Term Rentals

To preserve the integrity of our community, subletting, AirBnB, or any rental of resident tiny homes are not permitted. Serenity Community was created for home.

Lease Terms

All lease agreements are for a minimum of one year. This helps us build long-term relationships and foster a close-knit neighborhood atmosphere.

Quiet Hours

To preserve the peace, quiet hours are from 10:00 PM to 8:00 AM daily. During this time, we ask that outdoor noise, music, and activities be kept to a minimum to respect everyone’s rest and relaxation.

Outdoor Spaces

Porches, yards, and shared areas should be kept tidy and clutter-free. Personal touches like flowerpots, garden beds, or outdoor seating are welcome—just keep walkways clear and views open for everyone to enjoy.

Pets

We love our furry friends! Pets are welcome as long as they’re well-behaved, leashed in common areas, and cleaned up after. Please be mindful of barking and ensure your pets don’t disturb others. Pets must be no more than 50 pounds and aggressive breeds are not allowed.

Guests & Visitors

Visitors are  welcome, but extended stays (more than 3 days, 2 nights) must be approved by management. All guests should follow community rules while on-site.

Community Kindness

Bullying, disorderly conduct, abusive language, and aggressive behavior towards neighbors will not be tolerated. We’re a community of neighbors who look out for one another. Acts of kindness, respect for privacy, and open communication are what make Serenity feel like home. 

Safety & Security

Residents are responsible for their safety and belongings. Report any suspicious activity and help us keep Serenity secure. Management is not responsible for accidents, injuries, or loss of property due to fire, theft, natural disasters, or any events beyond our control. Residents are encouraged to carry personal insurance for added protection.

For the safety and peace of all residents, fireworks are not allowed anywhere on the property or in the surrounding areas of the community.

Reporting Hazards

If you notice any hazardous conditions or unsafe situations in the community, please notify management immediately so appropriate action can be taken.

Policy Updates & Moving Out Guidelines – Serenity at Colonel Glenn

At Serenity at Colonel Glenn, we understand that life can bring changes. While our goal is to maintain consistency and calm throughout the community, management reserves the right to update or revise these policies if necessary. Should any changes occur, residents will receive a written notice at least seven (7) days in advance.

Preparing to Leave the Community

If you’re planning to move your tiny home from Serenity at Colonel Glenn, we kindly ask that you let us know as early as possible. To ensure the return of your security deposit, the following steps must be taken:

A written notice must be submitted to management at least 30 days before you plan to leave.

Your account must be paid in full, and your lot and surrounding community property must be left in good condition with no damage.

Management must be present at the time your tiny home is removed from the lot.

Please provide your new mailing address in writing within 30 days after departure so we can process your deposit return and any final communications.

Vehicle Washing Policy

To help preserve our grounds and avoid excess water usage, washing personal vehicles on-site is not permitted. 

Lot Appearance & Maintenance

Lots may be checked from time to time by management to ensure a clean, well-kept environment for all residents. Any changes to your lot—including structures, landscaping, or additions—must be approved in writing by management before any work begins.

If approved, all additions like skirting, porches, or awnings must be well-maintained and kept in good repair by the resident. Grass and ground cover must be regularly cut and kept below four (4) inches in height, unless the lot is open and accessible for management to mow. Residents are also responsible for keeping sidewalks on their lot clear of snow and ice. If a lot becomes overgrown or neglected, management may step in to maintain it and bill the resident for the cost.

Home Setup & Utilities

Each resident is responsible for positioning their tiny home properly on the lot and completing all utility hookups following the guidance of management. Utility access is provided at each lot, but residents are responsible for safe and compliant connection from their home to the hookups. Tampering with park-owned utility equipment is strictly prohibited.

Connections must meet all required safety regulations. Residents must also frost-proof their own water pipes and fittings. Any damage to community water lines or the tiny home due to freezing pipes will be the resident’s responsibility, including repair costs if management is required to intervene.

Home Requirements

Homes must be securely tied down within 30 days of placement to prevent wind damage.

Skirting must also be installed within 30 days of arrival. If not, management may install it and charge the resident.

Outdoor furniture should be appropriate for outdoor use and well-maintained.

Vegetable and flower gardens are welcomed and encouraged and must be maintained and kept free of weeds and dead plants.

Structures, Additions & Fencing

Residents must request written approval before building decks, fences, storage sheds, or installing permanent coverings. All requests must include details such as dimensions, materials, and a simple drawing or plan. No construction may begin without permission from Serenity at Colonel Glenn leadership.

Fencing is not allowed unless pre-approved.

Leaving the Community

If a tiny home is removed from the property, the resident is required to restore the lot to its original condition at their own expense. This includes removing any added structures or improvements, with the exception of utility stubs.

Parking, Roads & Deliveries

Community roads are for residents and their guests only. No resident may block or interfere with road repairs. Delivery and pickup vehicles must use designated areas for turning around and may not use individual lots for this purpose. I forgot about DoorDash and Uber Eats and Rideshare. I need to figure out how this will work with having a gated community. 

Mail & Storage

Mailboxes will be provided at the community entrance, as outlined by USPS guidelines. Boats, RVs, and other recreational vehicles may not be stored on individual lots.

Waste & Disposal Guidelines

To help keep Serenity at Colonel Glenn clean, peaceful, and beautiful for everyone, we ask all residents to follow our waste disposal regulations closely.

All trash must be placed in the designated disposal area of the community. Please make sure household garbage is bagged securely and placed inside the proper bins.Tie up bags to prevent trash products from settling in the waste containers.

Cardboard boxes must be broken down before being placed in the disposal area to help conserve space and maintain order. Recycling bins are provided—please only place recyclable items in the recycle bin and avoid mixing trash with recyclables.

Your attention to these small but important steps helps us all enjoy a neat and welcoming environment. Keeping the property clean is a shared responsibility, and we truly appreciate your care in honoring this regulation.

Fire Safety & Emergency Preparedness

At Serenity at Colonel Glenn, the safety of our residents and their homes is a shared priority. All residents are required to take proactive measures to protect their Tiny Home on Wheels (THOW) and those around them.

Each THOW must be equipped with a working smoke detector and a readily accessible fire extinguisher. These safety devices should be tested regularly and kept in proper working condition.

Residents are also required to carry insurance that covers fire damage and natural disasters. This helps protect you, your belongings, and your home in the event of unforeseen events.
